    Look past the age

    Material and condition matter. One wet spot near a vent may need a local repair; repeated leaks across the roof need a wider look.

    Check from the ground

    Photograph missing pieces, curled edges, slipped tile, loose trim, or standing water. Do not climb onto a damaged roof.

    Watch the edges

    Sun and wind wear roof parts differently. A clogged valley can slow drainage, while wind uplift often starts at an edge.

    Keep leak notes

    Record where a leak appears and whether it returns. Dated photos can help trace water before work is proposed.

Tile and shingle: local break or broad wear?

Tile roofs

One cracked barrel tile may be replaceable. Ask what the underlayment beneath it looks like and whether water entered at a nearby valley or wall. Many slipped or cracked tiles, or repeated leaks through separate areas, call for a wider inspection. Foot traffic itself can crack tile, so let a roofer check it.

Shingle roofs

A missing shingle near one edge may be a repair. Widespread curling, brittle tabs, exposed fasteners, or recurring losses across the roof can point to a broader problem. Ask whether the underlayment and edge details are still sound.

Metal and flat roofs have different weak points

Metal roofs

A loose fastener, damaged trim piece, or one opening may be repairable. Repeated movement at seams or edges can involve more of the roof. Near the Gulf, salt air makes exposed metal hardware worth checking. Ask which parts will be inspected, not just the panels.

Flat roofs

One puncture or loose flashing at a wall can be a targeted repair. Multiple soft spots, recurring ponding, or seams separating in several places need a full membrane review. Ask where water will drain after any repair.

A roof can also have pitched and flat sections joined at one wall. Ask for that connection to be checked as a detail of its own. Water can cross the junction before it shows up inside.

In Florida sun: shingle 15 to 25 years, flat roofs 10 to 20, tile 30 to 50, metal 40 to 70. Heat, storms and upkeep move those numbers.

A single broken tile, lifted shingle, split vent boot, or isolated flashing gap can be a focused repair. We check the nearby roof and the path water took before recommending work.

No single leak settles that question. Water can enter at one vent or wall flashing. Repeated leaks in separate areas or widespread wear make a whole-roof review more important.
