Flat-roof additions call for a different look from the main pitched roof. We check the membrane, drains, and the flashing where the two roof sections meet. A patch on the ceiling does not tell you which of those parts let water through.

Closer to the water, salt air makes exposed metal details worth checking. Look for corrosion around a vent boot or at flashing, and tell us if a leak follows wind-driven rain. We photograph the problem area before recommending work.
